Since 1989: Five Things We Do Differently on Site

Not slogans. Five habits from nearly four decades of building along the Goan coast.

We have been building in Goa since 1989. In that time we have learned a good many things the hard way, and a few habits have stayed with us because they keep proving their worth. None of them is clever. Together they are most of what separates a building that is merely finished from one that is still sound twenty years later.

We plan around the monsoon first

In Goa the rains decide the calendar. Rather than treating them as an interruption, we plan the sequence of work around them. Drainage, waterproofing and the order in which areas are closed in are settled early, so that water is dealt with by design and not by luck. A site that is ready for the first heavy shower loses far less time and far less quality than one that is caught out.

We build for the coast, not for a brochure

Salt in the air, constant humidity and heavy rain are part of every specification we write. They influence how much concrete covers the steel, which finishes we use outside, and which fittings we trust near the sea. These choices cost very little when they are made at the start, and a great deal when they are made after the damage appears.

We inspect before we cover

Reinforcement, services and waterproofing all end up hidden behind a finished surface, which means there is only one moment when they can be checked properly. We make a habit of inspecting before anything is closed up, and of correcting on the spot whatever needs correcting. It is slower on the day and much cheaper over the life of the building.

We keep one team accountable

On many projects, responsibility changes hands so often that nobody can say who is answerable for what. We keep the same people on a project from the foundation to handover, so an owner always knows who to call and the person they call knows the building. That continuity is what allows a small problem to be noticed and settled before it becomes a large one.

We treat the finish as part of the structure

A straight line, a clean edge, a junction that has been thought through. These details can look like decoration, but they are evidence. The care taken over the last detail tells you how carefully the first one was done, and a building that is finished well is almost always one that was built well.

These habits are not exciting to describe, but they are why people come back to us and why buildings we handed over years ago still stand well. If you would like to see how they play out on a real site, we are glad to take you round one.
